We offer a comprehensive bespoke range of services enabling us to obtain the best possible return for your investment within an agreed time scale.
Tenant Find Only Service:
- Arrange a valuation at your convenience in order to both gather the necessary information and to determine the monthly rental income of your property thus ensuring it is marketed correctly under the current market conditions.
- Market the property through various websites as well as our own.
- Accompanied viewings from 8am to 8pm weekdays as well as viewings from 9:30am to 4pm on Saturdays. Goodwin Fish and Co is dedicated to finding a tenant for every property. If viewings are requested outside these time frames we will endeavour to arrange them.
- Feedback any information from viewings and highlight potential offers to the Landlord.
- Carry out appropriate references until we receive a satisfactory answer.
- Draw up a fully conditioned Inventory report detailing all furnishings, fixtures and fittings in the apartment.
- Obtain meter readings and inform the appropriate utility companies and council tax services of the new occupants.
- Receive the deposit (equivalent of one month’s rent unless otherwise stated) and one month’s rent upfront.
- Draw up an Assured Shorthold Agreement contracting the tenant and Landlord.
- Transfer the rent and deposit to the Landlord minus Goodwin Fish and Co’s fee within 14 days of tenancy commencement.
- Arrange a standing order from the tenants account to the Landlord for payment of the monthly rent.
- Provide the tenant with access to the property.

Tenant Find & Management Service:
As well as all the above when you choose us to manage your property we will:
- Provide free independent financial advice to all Landlords by a FSA regulated independent financial advisor.
- Carry out any remedial or maintenance work that is required during the term of the tenancy with a 24 hours out of hours emergency contact.
- Carry out quarterly inspections.
- Collect the rent every month and transfer via BACS to the Landlords account.
- Contact the tenant 6 weeks before their current tenancy is due to end to see if they wish to vacate.
- Carry out a Check Out Report at the end of the tenancy cross referencing the Inventory, keys and informing the utility companies of the end meter readings.
- Lastly, return the deposit to the tenant under the DPS regulations ensuring that any damages are subtracted and settled.

| Deposits
All managed properties will have deposits entered into the Deposit Protection Service who will contact you and your tenants confirming entry within 14 days of the tenancy start date as in accordance with The Tenancy Deposit Service. If you have your own deposit scheme we will forward on the deposit to you and ask for confirmation once this has been registered. Non managed Landlords may wish for us to hold the deposit on their behalf at an added cost.
Energy Performance Certificates
As of 1st October 2008 it became compulsory for all properties available for rent to have an energy performance certificate to give an indication how energy efficient it is. The Energy Performance Certificate (EPC) gives home owners, tenants and buyers information on the energy efficiency of their property. It gives the building a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient. The average efficiency grade to date is 'D'. Goodwin Fish & Co can take care of this for you through one of our reputable contractors.
Mortgage & Insurance
Through our access to an Independent Financial Adviser we are able to offer you free financial and insurance advice thus making sure your investment really is achieving the best possible return. We also offer tenants Contents insurance for your added peace of mind should the deposit not cover damage to the property or its contents . As well as this we offer Rent Guarantee for managed properties that will cover you for nonpayment of rent and also legal costs to gain vacant possession of the property.
